Every community in the country has unique characteristics all its own and Cocoa Beach is no exception. Cocoa Beach - a unique place, with great diversity, colorful local characters and a pulse all its own.
Cocoa Beach is
many things to many people. It is a vacation destination for some, the "let's go
to the beach" destination for mainlanders, a "night on the town" locale for
others, the "surfing capital of the East Coast" for surfers and, of course, it
is home to many thousands of people from all walks of life. The common
denominator for Cocoa Beach is the beach lifestyle - relaxed, laid back and, at
the same time, full of life!
Nestled between the Space Complexes of the Kennedy Space Center and Cape Canaveral to the north and Patrick Air Force Base to the south, Cocoa Beach has been shaped by its association with the Space Program, its unique geographical configuration and its beach playground. Cocoa Beach is located on a barrier island and it has six miles of ocean beachfront running the entire length of its city limits. It is approximately one mile wide and bounds the Indian River Lagoon to the west. You just have to love the water to fully enjoy Cocoa Beach.
Visitors who stick to A1A, the main road, are often surprised to learn that there are over 2,400 single family dwellings in Cocoa Beach. There are over 5,500 condominium units as well. The U.S. Census takers tell us that our population is around 12,800. It has been close to that level for over 30 years. It is enlightening to note that only 40% of the residences are "homesteaded" - many residences are second homes for seasonal residents or rental properties for the more entrepreneurial-minded.

Easy access to shopping: Both Publix and Winn Dixie have grocery stores in the City as well as a number of smaller markets.
There are many places of worship representing most major denominations.
The City
has three public
schools including Cocoa Beach High School and two elementary schools plus two
faith-based schools.
City provides access to the beach at every stub end street.
Missile launches are easily visible at Kennedy Space Center to the north.
A strong city government with its own police, fire/paramedic, award-winning water reclamation plant, public works and recreational departments to serve the public.
A municipal golf course (27 holes), Olympic-sized city pool and tennis complex at the Cocoa Beach Country Club (open to the public).
Diverse choices for dining - all types of cuisine available.
A great City-owned auditorium and restaurant that can be rented for special occasions.
Over 2400 hotel rooms for visitors - from major chains to quaint "mom & pop" motels.
Friendly locals who, with a smile and a "hello", share their love of the area, whether native Floridians or transplants from colder climates.
Going back to the 1920's when it was a sleepy isolated beach community, through the years when the first astronauts trained and relaxed in the area, our small community has developed into a unique blend of residential, retirement, retail and tourist segments.
While these segments demonstrate the diversity of our community, we share an interest in the great outdoors in a tropical locale, in showcasing and protecting our environment and its wildlife and in sharing the quality of life that comes from excellent schools, responsible businesses, caring residents and well-maintained parks and public facilities.
